The Hines T3 development is an innovative 224,000-square-foot, seven-story mass timber office building located in the fast growing North Loop neighborhood of downtown Minneapolis.
Real estate leader Hines connected with DLR Group’s designers and the result is the T3 concept: timber, transit, and technology. T3’s use of wood columns, beams, and floor joists makes it unique, the first major multi-story U.S. office building to be built of wood in the last 100 years. The design relies on exposed engineered wood components that convey organic warmth and beauty within the workplace environment, while being sustainable, renewable, and structurally predictable.
Stephen Cavanaugh, Principal at DLR Group, will provide insights on the design, construction and materials of this award-winning building. DLR Group worked as architect of record in collaboration with Michael Green Architecture.

Stephen Cavanaugh, ALA, AIA, LEED AP is a key member of DLR Group’s design leadership team. He leads design in Chicago and Minneapolis and is the firm’s high-rise and tower expert, specializing in workplace and hospitality design. His passion for design is contagious, and he mentors architects and project teams to push design while being cognizant of cost and schedule to meet the project goals of the client.
