On April 10, 2019, Chicago adopted the first comprehensive update of its building code in over 70 years. This modernization better aligns the City of Chicago’s construction requirements with up-to-date model codes and standards used in other major U.S. jurisdictions while maintaining longstanding local requirements that are adapted to unique conditions in Chicago.  This was achieved by using the International Building Code (IBC), and other International Code Council (ICC) codes as the starting point, and then modifying them to meet the needs of Chicago.
 
The new codes are expected to reduce barriers to cost-effective construction; promote energy efficiency and sustainability; facilitate innovative design and construction; and enhance public safety.  They are being implemented in a three phase process, with the recent adoption being the second major phase of that effort.  In addition to new building code provisions, Phase 2 includes new administrative provisions to help further streamline the permitting process, and new codes for rehabilitation, energy conservation, and existing buildings.  
 
There are multiple milestones, including an eight-month overlap of time in which either code may be selected for use on a project being submitted for a permit.  Projects will be allowed to be submitted for permits under the new code on December 1, 2019; and the new code will become mandatory on August 1, 2020.  Each project is of course unique, and depending on the many individual factors for a specific project, it might be useful to complete projects early next year while still using the old version of the code, or it might make sense to transition to the new version.
 
This presentation will focus on Phase 2 of the 3-Phase implementation of all of the various elements of the Chicago Code.  This will include the key elements of fire and life safety, structural, building enclosures, building materials, and special issues in the renovation and new construction of small buildings. The presenters will unravel the details to help you make the best decision about timing and transitioning to the new code, and help you prepare for full implementation of the code within the next year.

2. Explain the major implications to renovations and additions required by the new CBC as compared to the existing CBC.
3. Describe major changes related to fire and life safety systems, including new egress requirements and sprinkler requirements.
4. Summarize the new structural provisions, including seismic load and special inspections requirements to be considered as part of structural design when using the newly adopted CBC.
